BILL PAYMENT – LEAVE US THE WORRIES
Sofia Property Services Ltd ‘s administrative staff takes care to be paid on time the bills for electricity, water and all other utilities of your Bulgarian property and thus saves you many worries. When your property is rented we pay these bills on behalf of the tenants saving them time and troubles. By this way we add additional value to your property and we guarantee that you will not have any unpleasant surprises. Please note that if your property is not already registered with the relevant Bulgarian utility providers we charge a 50 Euro administration fee for each item. This fee doe not include the fees of the utility company.
CLEANING – IN THE HANDS OF TRUSTFUL STAFF
Before renting your Bulgarian property it needs cleaning in order to leave the best possible impression in front of the potential tenants. When the property is being rented your tenants will surely need this service too. Sofia Property Services Ltd provides loyal and trust worthy staff for single time or periodically cleaning. Cleaning services are charged at an hourly rate of 5 Euros.

ADVERTISING YOU PROPERTY – FIND THE RIGHT TENANT
We advertise and promote your property on the Bulgarian market using our network of partners, business contacts, foreign embassies, mass media and of course the website of Sofia Property Services Ltd . Property’s advertising by Sofia Property Services Ltd is free of charge. Our aim is to rent your property as quickly as possible to the most appropriate tenant. The fee of Sofia Property Services Ltd when a tenant is found and a contract is signed for minimum of 1-year period is one monthly rent.
HANDOVER OF THE PROPERTY TO THE TENANT
Sofia Property Services Ltd represents you in handing over your property to the tenant. Before that we prepare an inventory list which guarantees your property and the equipment in it. After the rental contract expires we make inspection of the property according to this list.
ACCEPTING THE PROPERTY FROM THE TENANT
At the end of the rental contract Sofia Property Services Ltd checks thoroughly your property for damages and if everything is all right we return the deposit and receive the keys from the tenant.
OUR FEE
When your property is rented the fee for property management is 10% of the monthly rent. In case you owe more than one property the fee will be negotiated. During the period for which your property is not rented the fee for property management is minimum 20 EUR per month.
Please note that paying of pending bills towards utility services, repair works and cleaning of the property aiming the preparation of the property for renting will be charged additionally. The fee depends on the specific case.
